Santa Rosa County Market Update from Florida Association of Realtors - No real surprises in the April 2018 real estate figures for Santa Rosa County. Prices are going up, foreclosures and short sales are at a 10 year low and inventory is low. While the single family home inventory was at 1070 in April 2018, and 1069 for the same month last year, inventory is still trending down for the year overall. With inventory tight, prices tend to rise. Average sales price of a single family home is at $225,900 for April 2018, up 6.1% from last April's $212,820. Overall volume of sales started off very low in January at $43.3 m in sales, the lowest total since January 2016. But things are rebounding nicely and April 2018 saw $105 million in sales vs. $78.2 for April 2017. It comes down to this: Active listings inventory has been dropping pretty consistently sine June of 2015, despite brisk sales. It continues to be a seller's market for the foreseeable future.
